Landlords are making more money due to the steep rise in rents, while renters are finding it increasingly tough to secure homes because there simply aren't enough available.
A couple of publicly listed landlords have pointed out that rents have gone up significantly. They say this is happening because more people are searching for places to live, but there aren't enough new homes to meet this demand.
Grainger, which is the biggest publicly listed rental landlord in the UK, has decided to charge more for its properties in what they describe as "one of the best times for renting we've ever seen." Meanwhile, Unite, which specialises in housing students and owns nearly 160 properties in various university towns and cities, is reporting record levels of demand.
The most recent research tells us that the average rent outside of London has hit an all-time high. It's gone up by 10% in the past year, now sitting at £1,278 a month. In London, renters are having to pay a whopping 12.1% more than they were a year ago, with the average rent now at £2,627.
The number of people interested in each available property has skyrocketed to 25, up from the pre-pandemic number of eight. Grainger, with a portfolio of around 10,000 homes, currently has almost all of them occupied at a rate of 98.6%. They're also aiming to finish the construction of 1,600 new homes by the end of 2023, with an additional 6,000 homes in the works.
